Summer is the perfect time to carry out property checks and repairs before autumn and winter weather arrives. A proactive approach helps prevent costly problems and keeps tenants comfortable.
Gardens and outdoor areas
Keep gardens tidy by trimming lawns, cutting back hedges and removing debris. Clear gutters and downpipes to prevent blockages, damp and leaks during heavy rain. Check roofs, balconies and decking for damage, loose boards or safety issues.

Heating and ventilation
Book the annual boiler service during summer with a qualified Gas Safe engineer. Test heating controls and thermostats before winter arrives.

Keeping properties cool
Help tenants manage hot weather by encouraging the use of blinds or curtains during the day and ventilation in the evening. Check fans are working if provided.
After heatwaves, look for new cracks in walls or brickwork and investigate any significant damage.
Plumbing and drains
Check for leaks under sinks, around appliances and near boilers. Test taps, toilets and outdoor water supplies to ensure everything works correctly.
